All hotels have also had to respond to the advances in IT, not only in the room by additional facilities such as direct dial telephones, modem points, pay-per-view TV, and internet access but also in operational efficiences of Central Reservation Systems and Property Management Systems.

London continues to dominate the sector with over 10% of the total UK hotel room stock located in the capital.

This will continue in London due to the Olympic Games in 2012, with a large proportion of new builds and refurbishments requiring completion prior to this date.

Whilst tourism remains buoyant in the UK there will be a continued need to refurbish/refresh every 5-7 years, with a need to maintain an operational service whilst the refurbishment/refresh is being undertaken.

This is the challenge that faces the hotel construction industry and we believe the South East region and London area in particular needs further construction expertise to deliver this programme of new build and refurbishment.

Over the last five years the hotel industry has experienced increased activity since the Foot and Mouth outbreak and September 11th. The number of hotels across the whole spectrum of the sector has grown, but it is at the budget end of the market that has seen the fastest growth.

At the budget level there is growing evidence of differentiation with strong branding. The budget sector has separated into a lower tier, mid tier and upper tier reflecting the level of services and facilities offered.

This competition has affected the mid market three star hotels which have had to respond.
